Curtain walling

Curtain walling is a non-structural cladding system fixed to the outside of a building. It carries no floor load, only its own weight and the wind, which is what allows an entire elevation to be glazed.

Its job is to keep air and water out while acting as both a buffer and an insulator, and to accommodate the movement a large building makes without cracking or leaking.

It also helps reduce building sway, and it is what makes a modern commercial frontage possible without a grid of structural columns across the glass.

What to think about before you choose

Stick built or unitised

A stick system is assembled piece by piece on site and suits smaller elevations and awkward access. Unitised panels arrive made up and go in far faster, which starts to pay on a larger building.

Movement and drainage

A large elevation moves, and water gets past the outer seal by design rather than by accident. Where it is drained back out is the detail that decides whether a wall leaks in five years.

Solar gain

A fully glazed elevation can overheat badly. Solar control glass and which way the building faces determine how much cooling has to be installed to deal with it, so it is a decision worth taking early.
