A traditional conservatory is a glazed room built on to the back or the side of the house, with a pitched glazed roof. It is the most cost effective way of adding a room, because it does not need the foundations, walls and roof structure a full extension does.

What to think about before you choose

Whether you need planning permission

Most conservatories fall under permitted development, but size, height, how close it comes to a boundary and how much of the garden is already built on all count, and permitted development does not apply to every property. Worth establishing before the design is settled rather than after.

The roof glass does most of the work

Self cleaning, solar control and tinted options change how usable the room is in July far more than the frames do. It is the single specification decision with the biggest effect on whether you sit in it in summer.

The base, and where the water goes

The base, the damp proof course and where the guttering discharges are what decide whether it stays dry. None of it shows in the finished room, which is exactly why it is the part to ask about.
