Casement windows

A casement window is hinged at the side or the top and opens outwards on a friction stay. It is the most common window style in British homes and the one we fit most often across Skegness and the Lincolnshire coast.

Casements suit almost any property, because the sightlines are simple and the proportions can be set to match whatever is already there. They also seal tightly against the frame when closed, which is what makes them perform well on draughts and driving rain. On an exposed coastal plot that matters more than it does inland.

What to think about before you choose

Which sashes open, and where

You rarely need every light to open. Each opener adds cost, and a fixed light is very slightly better insulated, so it is worth going room by room rather than specifying the lot. A side hung sash gives the widest clear opening; a top hung one is better where a sash would otherwise swing out over a path.

Background ventilation

Replacement windows generally have to provide background ventilation, which normally means trickle vents in the head of the frame. If the old windows had them, the new ones will need them. Better to know that before you see them on a drawing and wonder what they are.

The escape window upstairs

Habitable rooms above the ground floor usually need at least one window that can serve as an escape, which sets a minimum clear opening and dictates how the sash is hung. It is checked at survey rather than guessed at, and it is one of the things a measure over the phone cannot cover.
