Sliding sash windows

A sliding sash window opens vertically, one sash passing the other, exactly as the original timber sashes on Georgian and Victorian houses did. It is the right window for a property that was built with them, and the wrong one to replace with a casement if you care about how the front elevation looks.

The single biggest practical improvement over the originals is that modern sashes tilt inwards, so both faces of the glass can be cleaned from inside the room. Upstairs, that is the difference between cleaning your windows and paying somebody to.

What to think about before you choose

Horns, bars and glazing pattern

Original sashes carried horns on the upper sash, and the glazing pattern varied by period. Getting those right is most of what makes a replacement read as correct from the pavement, and getting them wrong is what makes a new sash window look new.

Balances rather than weights

Modern sashes run on spiral balances hidden in the frame rather than on weights and cords in a box, so no box frame is needed. The balance is specified from the weight of the finished sash, which is why the sizes are taken carefully at survey.

Draughts, rattle and noise

Brush seals down the meeting rail and the stiles stop the rattle original sashes are famous for. A well made replacement is noticeably quieter as well as warmer, which on a road matters as much as the heating bill.
