How coastal weather affects windows

Coastal weather works on a window in four separate ways. Salt corrodes the hardware and degrades the seals, wind loads the frame and forces rain where vertical rain would never reach, driving rain overwhelms drainage that was designed for water falling downwards, and airborne sand slowly abrades everything it lands on. Salt is the one that does the lasting damage, because it is hygroscopic, meaning it pulls moisture out of the air and holds it against metal long after the rain has stopped.

The practical consequence is that a window on the seaward side of a house near the coast ages faster than the identical window on the sheltered side of the same house, often by years. That is not a fault and it is not a reason to buy something exotic. It does mean the maintenance that most inland homeowners can safely ignore is the thing that decides how long your windows last here, and almost none of it takes more than half an hour.

Salt is the one that matters most

Ordinary rain evaporates and leaves nothing behind. Salt spray does not. It dries into a fine deposit on frames, hinges, handles, lock mechanisms and drainage channels, and because salt draws moisture from the air, that deposit keeps a thin film of damp sitting against metal even on a dry day.

What that does over time is entirely predictable. Hinges stiffen. Handles get gritty and then loose. Multi-point lock mechanisms become harder to throw, then need lifting and leaning on, and eventually seize. Screws and fixings corrode. On the glazing itself, long-term salt exposure combined with sand can dull the surface and leave a haze that no amount of cleaning removes, though that takes many years.

We have found that the single most common repair we are called to along the coast is not glass at all. It is hardware, on windows and doors that are otherwise in good condition, and a very large share of it was avoidable with a hose and a few minutes.

Wind does two different things

Wind pressure is the first. A gale pushing on a large pane deflects the frame very slightly, and repeated over years that flexing works at the seals, the beading and the fixings. It is also why the way a window is fixed into the opening matters so much on an exposed frontage, because the fixings take that load every time the weather turns.

The second is more immediate. A window's drainage is designed for water running down the outer face and out through slots in the bottom of the frame. Wind-driven rain does not run down. It arrives horizontally, and at enough pressure it is pushed into channels and gaps in the opposite direction to the one they drain in. That is why a window that has been perfectly weathertight for years can suddenly leak in one particular storm from one particular direction, and then not leak again for months.

If that happens to you, the first thing to check is not the window. It is the drainage slots along the bottom of the outer frame, because on this coast they silt up with salt, fine sand and windblown debris far faster than most people expect. Clearing them takes a piece of wire and five minutes, and it fixes a surprising proportion of leaks.

Sand, sun and the slow work

Airborne sand is the quiet one. Along this stretch it gets everywhere, and it works as a mild abrasive on frames, seals and glass, and as a blocker in every channel and track it settles into. Sliding patio doors suffer most, because the track is a trap and grit in a track wrecks rollers.

Ultraviolet light does its own work on plastics and rubbers over a long period, and the coast tends to be brighter and more open than inland. On good quality uPVC the effect is slow and largely cosmetic. On cheaper profile it shows as chalking and colour change sooner. Rubber gaskets harden and lose their spring, which is what turns a small draught into a noticeable one.

What actually helps, and how often

None of this needs specialist products. What it needs is doing more than once a year.

Rinse the frames, sills and visible hardware with fresh water, then dry them. Clear the drainage slots. Put a proper lock lubricant on hinges, the multi-point mechanism and any door cylinders, rather than a general purpose oil, which attracts dust. Wipe the seals and check they are still soft and springy rather than hard and flat. Work every opening window and door fully, including the ones you rarely use, because a mechanism that is never operated is the one that seizes.

In our experience, a twice-yearly rinse and lubricate works better than a single thorough clean once a year because salt works on hardware continuously and it is the months in between that decide the outcome, not the thoroughness of any one session. Late autumn and late spring are the natural points, either side of the worst of the weather.

Start with the elevation that takes the weather

This is the piece of local knowledge worth more than any of the rest. From fitting and repairing along this coast since 1983, the pattern we see is consistent enough that we survey to it. On almost every property, the seaward and prevailing-weather elevation shows its age first, sometimes years ahead of the sheltered side of the same building.

That means two useful things for a homeowner. When you are checking your own windows, start on that side and you will find any problem faster. And when something does need doing, replacing or repairing that elevation alone can be a perfectly sensible piece of work rather than a compromise, because the windows around the back may genuinely have years left in them. We would rather tell you that than quote you for the whole house.

When it has gone past maintenance

There is a point where the damage is not maintenance any more. Seals that have gone hard, hinges that have corroded rather than stiffened, and mechanisms that have seized are all replaceable parts, and replacing them is usually far cheaper than people assume. Misting between the panes is a different matter, because that means the sealed unit itself has failed, and salt exposure and the constant thermal cycling on an exposed frontage do bring that on sooner than it would happen inland.
